What is included in the monthly rent?
Your monthly rent covers the apartment itself, building management fees, access to all shared amenities (pool, gym, cinema, sky garden), high-speed fibre internet, 24-hour security and the housekeeping frequency specified by your plan. Utilities such as electricity, gas and water are billed separately based on individual consumption and typically range from HK$800 to HK$2,500 per month depending on apartment size.
What lease terms are available?
We offer flexible lease terms starting from six months. Standard leases run for 12 or 24 months, and residents who commit to a 24-month term receive a five per cent discount on the published monthly rate. Corporate leases with bespoke terms are also available — please contact our leasing team for details.
Is a security deposit required?
Yes, a refundable security deposit equivalent to two months' rent is required upon signing the lease. The deposit is held in a designated account and returned in full — minus any deductions for damages beyond normal wear and tear — within 30 days of lease termination and a satisfactory check-out inspection.
Can I upgrade my plan during the lease?
Absolutely. Subject to availability, residents may upgrade to a larger apartment at any time. We will pro-rate the remaining lease period at the new rate and assist with the internal move at no additional cost. Downgrades are also possible with 60 days' written notice.
Are pets allowed?
We welcome well-behaved pets in all apartment tiers. A one-time pet deposit of HK$5,000 is required, and residents must adhere to our pet policy, which includes leash requirements in communal areas and responsible waste disposal. Breed and weight restrictions may apply — please enquire for full details.
